Initial Home Buying Consultation and Home Search
We begin our relationship by discussing in detail your wants and needs to determine the criteria for our search. Our personalized questionnaire will help you to recall the features in a home and area that you require. We want to know your experience and comfort level with the home buying process and what we can do to make it more informative and/or pleasant for you. We feel this is one of the most important steps in the process- to ensure that we have a good understanding of your needs. We will also discuss:
- Real Estate Financing alternatives, and how to save on loans
- The home buying process, step by step
- What we do to protect your interests throughout the buying process
- The greater Orlando area and it's school districts
We then perform the search based on your detailed information to uncover each and every home that meets your criteria in the area and price range that you specify. We will provide copies of listings to you to review before we view the homes.
View Homes and Market Research
Once the homes to be viewed are decided upon, we set up appointments with the sellers. Together we will view the homes and advise you on what to say and what to ask the seller. You will learn the strengths and weaknesses of each home so that you make an informed decision on the one that best meets your needs. Once you find a home you would like to make an offer on, we research the history of the home as follows:
- Length of time the house has been on the market
- When seller bought home and how much seller paid for home
- Any inspections of home made within past year
- Obtain Seller's Disclosure Statement showing defects of home that seller is aware of
- Determine Seller's motivation to sell, if possible
- Complete Comparable Market Analysis, based on recent sales of comparable homes, to determine present market value of home
Prepare and Negotiate Home Buying Contract
Our contract to purchase a home is structured to protect your interests from contract to closing. We are familiar with effective negotiating techniques so you get the best price and terms possible. When we prepare your offer we will teach you:
- The inside secrets to effective negotiating- how to work with us on strategy
- The absolute best clauses to incorporate in your offer to be sure your interests are protected

Post-contract Home Inspections and Closing
We will help to arrange all of the necessary inspections that your contract requires, including building inspection, pest inspection, survey, appraisal, etc. In many cases, negotiation does not end with the contract signing. Should there be a problem with any of the inspections of your home, we will reopen negotiations with the seller, as necessary, to be sure a fair agreement is reached. We also:
- Follow up with your inspection company, your title company, your insurance company, your mortgage company, etc., to coordinate their activities
- Accompany you on your final walk-through inspection of the property to be sure repairs have been made and appliances and systems are in working order
- Review your closing statement for accuracy of figures
- Attend closing with you
